Should I remove black mold myself or call landlord?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black mold spreading along the corner of our master bedroom wall behind the wardrobe. It's gotten worse since the weather turned more humid last month. I'm worried about our health and damaging the rental property. What's the most effective way to get rid of this safely, and should I call my landlord first or just handle it myself?

For a rental property in Dubai, notify your landlord in writing immediately with photos. Under the Dubai Rental Law, landlords are generally responsible for addressing structural issues and maintenance that affect livability, which includes mold caused by leaks or building envelope problems. This also protects you from potential liability for property damage.

Do not attempt a major removal yourself. Disturbing black mold without proper containment can spread spores throughout your home. For a small patch (under one square foot), you can carefully clean it with a vinegar or diluted bleach solution while wearing an N95 mask and gloves. However, since it's behind furniture and spreading, the moisture source is likely unresolved. In Dubai's climate, this is often a hidden condensation issue from AC duct sweating, a leak from a pipe in the wall, or moisture wicking from a poorly insulated external wall.

The most effective approach is professional inspection to identify the root cause. They use moisture meters and thermal cameras to find the hidden source, which must be fixed before any remediation. Otherwise, it will return. For health safety and to avoid property damage, a certified remediation company can properly contain the area, remove contaminated materials like drywall, and verify with post-remediation testing that the space is truly clean.
