Should my landlord clean the AC ducts?« Back to Previous Page
|
The AC in our apartment in Discovery Gardens has been way less effective lately and blowing out a bit of a dusty smell, especially when we first turn it on. We've been in this rental for almost three years and I can't remember the ducts ever being cleaned. Is this something I should ask my landlord to handle, or is regular duct cleaning the tenant's responsibility?

Based on my experience with buildings here in Dubai, your situation is very common, especially in older rentals like those in Discovery Gardens. A dusty smell and reduced cooling efficiency are classic signs that your AC ducts need attention.
In the UAE, the responsibility for major maintenance, which includes the central AC system and its associated ductwork, typically falls on the landlord. This is outlined in the Dubai Rental Law, which states that the landlord is responsible for the maintenance of the main installations of the property, and the AC system is considered a central installation. Since you've been there for three years without a cleaning, it's a reasonable request. However, the responsibility for changing the regular air filters is usually the tenant's. So first, check and replace those filters if you haven't recently, as that can sometimes improve airflow and smell. Given the symptoms you describe—especially the musty odor—it sounds like there's a significant buildup of dust, and potentially microbial growth, which is a health concern. I strongly recommend a professional inspection. They can assess the level of contamination and provide proof of the need for cleaning to your landlord. For a proper assessment and to get a quote you can forward to your property manager, you should call our team at 800-MOLDS (800-66537) or email hello@saniservice.com. We see this all the time and can help you navigate the conversation with your landlord. |
