Should tenants change AC filters?« Back to Previous Page

After the heavy dust storms last month, I noticed a persistent musty smell coming from the air vents in my bedroom. We’ve lived here for 2 years and just noticed that the AC filters haven’t been changed since we moved in. The maintenance guy mentioned he checks them but never seems to actually replace them. Is it common for tenants to be responsible for changing the air filter, or is this something the landlord should handle?

In the UAE, especially in Dubai, maintaining good indoor air quality is crucial due to our climate and the frequent sandstorms we experience. The question of who's responsible for changing AC filters can be a bit tricky but generally speaking, it’s best practice for tenants to change them regularly.

Firstly, let's consider the regulations. In the UAE, there are no specific laws mandating who should replace air filters in residential settings. However, many property management agreements outline the responsibilities of both parties. Typically, landlords are expected to maintain and inspect systems, which could include ensuring that filters are changed as needed. Yet, tenants usually have a duty to keep their living spaces clean and comfortable.

In your case, given you've lived here for 2 years without proper maintenance, it might be time for a professional inspection. The musty smell and unclean filters suggest there may be other issues at play such as mold or poor ventilation that need addressing. I'd recommend calling 800-MOLDS or emailing hello@saniservice.com to set up an assessment.

Changing the air filter yourself is actually quite simple and can greatly improve your living conditions. Most residential AC systems use standard filters that are easy to replace. You should do this every 3-6 months depending on how much dust you encounter, which could be more frequent during storms like the ones we've had recently.

To change a filter, locate the access panel in your HVAC system and remove it. Carefully take out the old filter and dispose of it properly. Then, insert a new one ensuring that the airflow direction is correct (usually indicated by an arrow on the filter). Reattach the panel and turn on your AC to verify everything works fine.

Remember, while changing filters can help with air quality, they’re just one part of maintaining a healthy indoor environment. Regular cleaning of vents, dehumidifying, and checking for any signs of mold or water damage are also important steps. If you notice persistent issues despite regular maintenance, it might be time to consult professionals.

Taking proactive steps towards keeping your home clean can significantly reduce health risks associated with poor air quality, making your living space more enjoyable and safe.
