Should tenants clean central air systems?« Back to Previous Page

After the rain last month, I noticed a musty smell coming from the central air vent in my bedroom. It’s been there ever since, even after we cleaned everything else in the room. The landlord hasn’t addressed it yet, but I’m not sure if it’s his responsibility to clean the central system or if tenants should handle that too. Should I bring this up with him again?

When it comes to cleaning central air systems in the UAE, especially in Dubai, tenants and landlords often have different perspectives. Typically, the responsibility for maintaining the central air conditioning (AC) system falls on the landlord's shoulders as per local regulations. However, it's always a good idea to clarify this with your landlord upfront.

In the UAE, such as in Dubai, the Environment Agency - Abu Dhabi (EAD) and other local bodies enforce standards that require landlords to ensure their properties meet certain environmental quality standards. This includes keeping the central air conditioning system clean and functional. Therefore, you should reach out to your landlord about this issue first before taking any action.

However, it's also wise for tenants to be proactive about indoor air quality. If the smell persists despite the landlord’s efforts, or if there are other signs of mold growth like discoloration on walls or ceilings, then a professional inspection might be necessary. These inspections can help identify the source and extent of any issues within your central AC system.

Remember, in Dubai, the summer heat is intense and the air conditioning systems play a crucial role in maintaining a comfortable indoor environment. A well-maintained system not only improves the quality of air but also helps with energy efficiency which can reduce utility bills over time.

If you feel that your landlord isn't taking sufficient steps to address the issue or if you're unsure about how to proceed, it might be best to contact a professional environmental inspection and remediation service. In Dubai, companies like Saniservice (Call 800-MOLDS or email hello@saniservice.com) offer comprehensive services that can help diagnose and resolve indoor air quality problems.

In the meantime, you could try cleaning the filter in your central AC system yourself to see if it makes a difference. But remember, this is just a temporary fix and not a long-term solution. If the problem continues, don't hesitate to bring it up with your landlord again or seek professional assistance.

Cleaning central air systems can be quite involved, especially after exposure to moisture from rain. The system should be thoroughly inspected by professionals who have the right tools and expertise to handle such situations effectively.
