Should tenants fix AC issues or contact the landlord?« Back to Previous Page

My AC in the bedroom has been making a really loud rattling noise every time it kicks on, and it’s been going on for about three weeks now. The filter looks clean, but the air coming out doesn't feel as cold as it used to. I'm in a rented two-bedroom in Jumeirah Village Circle and I'm not sure if this is something I need to fix myself or if I should be calling my landlord. What exactly is the tenant responsible for when it comes to AC maintenance in a rental?

A loud rattling noise and reduced cooling in Dubai's climate typically indicates a mechanical issue like a failing compressor, loose parts, or a refrigerant leak, not a simple filter problem.

For rentals in Dubai, the general rule is that tenants are responsible for minor, routine maintenance like replacing air filters. Major repairs, especially those involving the internal machinery, refrigerant lines, or the external compressor unit, are almost always the legal responsibility of the landlord. This is stipulated in the standard Dubai rental contract (EJARI) which holds the property owner accountable for maintaining the property's core systems.

You should immediately contact your landlord or property management company in writing. Describe the specific symptoms: the three-week duration of the loud rattling and the loss of cooling power. The year-round AC usage and high ambient dust load in the UAE accelerate wear and tear, making professional assessment crucial. Do not attempt to fix this yourself, as tampering with the sealed refrigerant system is complex, requires certified technicians, and could inadvertently void warranties or make you liable for further damage. The landlord should arrange for a certified HVAC technician to diagnose and resolve the issue.
