Urgent: AC blowing sewage smell, health risk? Call landlord first??« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle has been blowing a faint but constant sewage smell for the last two days, especially from the vent in the main bedroom. It's worse in the evenings and it's starting to really worry me, as I've heard stories about health issues from contaminated AC systems. How urgent is it that I get this looked at by a professional, and should I be calling my landlord or the building maintenance first thing tomorrow?

A sewage smell from your AC is a serious concern that warrants immediate attention. The urgency is high, as this odour often indicates either a dry drain line trap or a sewage leak near your ductwork. Both scenarios can introduce harmful contaminants, including sewer gases and bacteria, directly into your living space.

In Dubai's climate, with year-round AC use and high humidity, drain lines are a common culprit. The U-bend trap in your AC's condensate drain line should hold water to block sewer gases. If it dries out, which can happen from infrequent use or a clog, those gases will be pulled into your system. However, a persistent smell, especially worsening in the evenings, could also point to a cracked sewer pipe in the slab or a leak in the building's main line that is being drawn into the air intake.

You should contact your building management or landlord first thing tomorrow. This is a building system issue they are responsible for resolving under typical tenancy agreements. Frame it as a potential health hazard and urgent maintenance requirement. They should dispatch their maintenance team to inspect the drain line, the air handling unit, and associated plumbing.

If the building's investigation is inconclusive or the smell persists after their intervention, a professional indoor environmental assessment is the next step. This involves specialized diagnostics, such as using a borescope to inspect ducts and air quality testing, to identify the exact source of the odour and the associated contaminants.
