We've lived here for 2 years and just noticed a small, dark damp patch on the ceiling of our master bedroom in our Jumeirah Village Triangle villa. It’s slowly gotten a bit bigger over the last month, and now I can see a tiny crack in the plaster. Is this something I need to get the building management to look at immediately, or is it a less urgent fix I can schedule for next week?

A damp patch that is actively growing and has caused cracking is a high-priority issue in the Dubai climate. The high humidity and year-round AC use mean this is almost certainly a persistent water leak, not just transient condensation.
For a villa, the responsibility for investigation and repair is yours as the owner, not building management. The immediate step is to identify the source. The two most common culprits are a leaking AC condensate drain line from the attic space above or a leak from a bathroom or pipe. This requires a professional inspection to locate the exact origin. Do not delay. A continuous leak will damage structural elements, promote mould growth within the ceiling cavity (which can affect indoor air quality), and lead to more extensive and costly repairs. A specialist can use moisture meters and thermal imaging to pinpoint the leak without unnecessary demolition. Once the source is fixed, the damaged plaster must be removed, the area treated for any microbial growth, and allowed to fully dry before replastering and painting. |
