What's causing my AC to drip at night?« Back to Previous Page

Our bedroom's AC unit has started making a constant dripping sound at night, which began about two weeks ago. It’s driving us crazy and I can see a small, damp patch forming on the wall just below the indoor unit. I’m worried about mold or water damage getting worse. What’s the most likely cause for this and which specific part should I ask the maintenance technician to check first?

Based on the symptoms you've described—a constant dripping sound at night and a damp patch on the wall—the most likely cause is a clogged condensate drain line. This is an extremely common issue in Dubai due to our unique climate. The year-round operation of AC units, combined with high ambient dust levels and humidity, causes dust and microbial growth (slime) to accumulate inside the drain pipe, eventually creating a complete blockage.
When the AC cools the humid air, it produces condensate water. This water is designed to flow out through the drain line. If that line is blocked, the water has nowhere to go. It will back up into the drain pan and eventually overflow, leading to the dripping sound and the water stain on your wall. This situation creates a perfect environment for mold growth, which is a serious indoor air quality concern. You should specifically ask the maintenance technician to inspect and thoroughly clean the PVC condensate drain line first. They should use a specialized vacuum or pressure jet to clear the obstruction and then sanitize the line to prevent microbial regrowth. They must also check that the primary drain pan is not cracked and that the secondary (emergency) drain pan and its associated drain line are functional, as required by Dubai regulations for flood prevention. Given that you already have visible dampness, I strongly recommend a professional inspection. Water damage and hidden mold can develop quickly.
