What's the best AC cleaning schedule for Dubai sandstorms?« Back to Previous Page

The AC in our villa in Mirdif has been struggling to cool the living area ever since the last sandstorm a couple of weeks ago, and our electricity bill just came in way higher than usual. I can actually see a layer of fine dust on the visible parts of the indoor unit when I change the filter. What’s the best schedule for getting the coils professionally cleaned here in Dubai to prevent this from happening again after every major weather event?

Coil cleaning frequency depends heavily on your location and AC usage. In Mirdif, with frequent sandstorms and year-round cooling demands, a professional cleaning every 6-12 months is standard for preventative maintenance. After a significant weather event like the recent sandstorm, an immediate inspection and likely cleaning is necessary to restore efficiency.

The fine dust you see on the filter has almost certainly coated the evaporator coil, forming an insulating layer that forces the compressor to work longer and harder, directly causing the high electricity bill and poor cooling. A professional service should use specialized coil cleaning solutions and agitation tools to remove this compacted dust, not just a surface wipe. For villas, it's also critical they clean the outdoor condenser coils, which are equally vulnerable to sandstorm debris.

While Dubai has no mandated frequency, best practice is to schedule a cleaning with the seasonal change before peak summer. Companies with a microbiology focus can also test for microbial growth that often starts in the damp, dusty environment a dirty coil creates. Verifying a company provides before-and-after documentation of the actual coil cleanliness is the best way to ensure the job was done thoroughly, not just cosmetically.
