Who is responsible for cleaning AC ducts?« Back to Previous Page

After the heavy dust storm we had a couple of weeks ago, I noticed a lot of dirt and debris accumulating on the windowsills in my living room. The AC unit also seemed to be working much harder than usual. Given that this is a rental property, am I responsible for having the ducts cleaned, or should this be something the landlord takes care of?

Cleaning AC ducts is a crucial part of maintaining indoor air quality and the efficiency of your HVAC system. In Dubai/UAE, the responsibility for duct cleaning can sometimes be a bit grey, but generally, it's up to the landlord to ensure that the systems are maintained properly.

In the UAE, particularly in Dubai, there aren't specific laws mandating who should clean the AC ducts. However, given your situation where you've noticed dirt and debris accumulating on windowsills after a dust storm and your AC working harder than usual, it's quite likely these issues could be linked to uncleaned or poorly maintained ductwork.

Typically, landlords are expected to provide tenants with a safe and clean living environment. This includes regular maintenance of the HVAC system. If you've been experiencing unusual wear on the AC unit and dust accumulation in visible areas like windowsills, it's wise to bring this matter up with your landlord. They should be responsible for addressing these issues through proper duct cleaning.

If your landlord refuses or fails to address the issue, you might consider having a professional inspection done. A company like Saniservice (call 800-MOLDS or email hello@saniservice.com) can provide an expert evaluation and recommend if duct cleaning is necessary. They will also have the proper tools and expertise to clean your AC system thoroughly.

Remember that while AC ducts are a shared space, it's important for everyone in the building to enjoy good air quality. Regular maintenance not only improves comfort but also helps in energy efficiency, which can be beneficial over time.

So, make sure to communicate with your landlord about this issue and if necessary, seek professional help to ensure a healthy living environment.
