Who is responsible for cleaning apartment ducts?« Back to Previous Page

After the heavy dust storms we had last week, I noticed a significant amount of dirt and debris in the vents throughout my rental apartment. The living room and bedroom both have visible grime on the interior of the ducts, and there's even some dust accumulating at the base of the registers. Given that this is a rental property, should it be the responsibility of the landlord to clean these ducts or am I expected to request professional cleaning?

In the UAE, particularly in Dubai, the responsibility for duct cleaning in residential properties like apartments can be a bit gray. Typically, according to the Building Services Regulation of the UAE and guidelines from local authorities such as the Dubai Municipality, it's the landlord’s duty to ensure that the building is in good working condition including the maintenance of ventilation systems.

However, when considering your specific case with the recent dust storms, it might be wise for you to discuss the situation with your landlord. If the ducts are visibly dirty and causing discomfort or health issues, it could be argued that a thorough cleaning is necessary. Many landlords in Dubai may not prioritize regular duct cleaning, so bringing this matter up can help ensure a healthier living environment.

It's also recommended that you request a professional inspection of the air duct system to check for any potential mold growth or other hazards which might require immediate attention. While some landlords are open to such requests, especially if they relate to health and safety concerns, it may be necessary to involve a third party like an environmental inspection company.

If your landlord does not act promptly on your request, you can always contact local services that specialize in duct cleaning and remediation. For instance, calling 800-MOLDS or emailing hello@saniservice.com could help get the process started. Remember, maintaining clean air ducts is crucial for indoor environmental quality which directly impacts the comfort and health of tenants.

Taking proactive steps can also prevent future issues by ensuring that your living environment remains free from excessive dust and debris.
