Who is responsible for duct cleaning?« Back to Previous Page

After the rain last month, I noticed a lingering damp smell in my bedroom. It’s not very pleasant, and it’s affecting how we sleep at night. The AC seems to cycle on and off more than usual too. Given that this is a rental property, should I be responsible for duct cleaning, or is it something the landlord is supposed to handle?

Duct cleaning can be a bit of a grey area when it comes to responsibility. In the UAE, and specifically Dubai, there aren't strict regulations mandating who is responsible for duct cleaning. However, it's generally advisable that landlords are accountable for regular maintenance including ductwork, especially in rental properties. Damp smells and frequent cycling of air conditioning units could suggest a need for inspection or even duct cleaning.

Given your situation, the damp smell and irregular AC operation might indicate some kind of issue that needs addressing. If you're renting in Dubai, it's reasonable to expect that the landlord is responsible for ensuring your home remains in a clean and healthy condition, which includes maintaining the HVAC system and ductwork. However, this isn't always clearly defined by law.

It would be prudent to have an inspection done by a professional. Here at Saniservice, we recommend that you contact us or another reputable service provider for a thorough check-up of your ducts. This will help determine if cleaning is necessary and can also pinpoint any other issues that might be contributing to the problem.

If after this inspection it’s confirmed that the ducts need cleaning, you could then discuss with your landlord about who should take responsibility for the cost. If they refuse, consider raising it as a maintenance issue in your rental agreement or seek advice from local tenant associations.

Remember, keeping your indoor environment clean and healthy is important for everyone's well-being. Don't hesitate to act if you suspect there are issues that need addressing. Call 800-MOLDS (or 800-66537) or email hello@saniservice.com for a professional assessment.

Taking these steps can help ensure your comfort and health in your rental property, especially when dealing with unpleasant smells and malfunctioning HVAC systems.
