Who is responsible for HVAC air filter cleaning?« Back to Previous Page

Since we moved into our new rental apartment a few months ago, the frequent sandstorms have really taken their toll on everything. The dust is settling in corners of my bedroom closet, and even my son’s books are covered with fine particles. Given that these storms seem to happen more often during this season, should I be cleaning the air filters in the HVAC system myself or does the landlord take care of that?

Hey there! So the sandstorms sure do make things tricky especially when it comes to maintaining good indoor air quality. In Dubai/UAE, the responsibility for cleaning HVAC air filters can be a bit mixed depending on the setup of your rental agreement and local regulations.

Typically, landlords are required by UAE laws to ensure that the HVAC systems in rental properties are maintained in a way that guarantees their proper functioning, which includes regular cleaning or replacement of air filters. However, this is often not as clearly defined for minor maintenance activities like filter cleaning. It's best to check your lease agreement to see if there's any mention about who's responsible for such tasks.

If the agreement does not specify, it’s a good idea to reach out to your landlord and discuss the matter. Sometimes landlords may prefer that tenants handle this themselves as part of maintaining their rental space or they might agree to cover these costs under maintenance fees.

Cleaning air filters yourself can be quite effective in reducing dust and particulate matter from settling inside the system, which in turn improves indoor air quality. You should aim to clean or replace your filters every 1-3 months depending on how often you experience sandstorms and the type of filter used. Make sure to follow manufacturer instructions for cleaning procedures as improper handling can void warranties.

For those who are not comfortable with DIY maintenance, there are professional companies that offer HVAC servicing including air filter cleaning. These services can be a bit pricey but ensure thorough cleaning and compliance with local regulations. A call to 800-MOLDS or email hello@saniservice.com could get you in touch with experts who can advise on the best practices for your specific situation.

Remember, maintaining good indoor air quality is crucial especially during sandstorms. Regular cleaning not only helps remove dust but also prevents potential issues like clogged filters which can affect system efficiency and lead to higher energy bills.

Hope this helps! Stay safe out there in those sandstorms!
