Who is responsible for wall water damage?« Back to Previous Page

After the rain last month, I noticed water pooling near the base of the wall in the living room. The landlord hasn't mentioned anything about cleaning or repairing it, and I’m not sure if I should address it myself. Should I bring this up with them, or is it something they are responsible for?

who is responsible for wall water damage can be a bit tricky and often depends on the terms of your lease agreement. generally speaking though, if it's due to an issue within the structure or walls themselves, the landlord should take care of it. but if it is from external factors like rain penetrating through a faulty window or door seal, that might fall under your responsibility.

in dubai and the uae, there are specific building regulations in place to ensure good maintenance standards, which can help you determine who's responsible. for instance, the emirates building code (ebc) sets out guidelines on how buildings should be constructed and maintained to protect against such issues. if you notice water pooling due to a structural defect or poor maintenance, it would be wise to bring this up with your landlord.

however, it’s not always clear cut. if you’re unsure about the cause of the damage, it might be beneficial to have a professional inspection done. companies like saniservice can help diagnose the issue and advise on whether the problem is covered under your lease or if it's something that needs addressing by the landlord.

if after an inspection you find out the damage is due to faulty maintenance or structure issues not addressed in time, contact your landlord right away. if they don't act promptly, you might want to escalate the issue through your local real estate agency or even seek legal advice.

remember, regular maintenance and prompt action can prevent minor issues from becoming major ones. if you notice any water damage, take photos and keep a record of it as evidence. also, keep in mind that it’s your responsibility to clean up after a rain or spill but if the issue is structural, it's on the landlord.
