Who pays for AC duct cleaning in a Dubai villa?« Back to Previous Page

My family and I have been in our Jumeirah Village Circle villa for almost three years and I'm starting to notice a lot more dust on the surfaces, even a day after cleaning. With the AC running constantly again now that summer is here, the master bedroom has started to have a faint, mildewy smell whenever the air kicks on. As a tenant, am I responsible for arranging and paying for a full duct cleaning, or is that the building management's or landlord's responsibility to handle?

For tenants in Dubai villas, the responsibility for AC duct cleaning typically falls to the landlord as part of maintaining the property's core systems. The general principle is that the landlord is responsible for the structural integrity and maintenance of the main building systems, which includes the central AC and its ductwork.

However, the specific obligations should be detailed in your tenancy contract under maintenance clauses. Review it for any mention of HVAC or air conditioning system upkeep. If the contract is silent, the default position under common rental practices is that the landlord covers major system maintenance.

Your observations of excessive dust and a musty smell are significant, especially in Dubai's climate where AC runs continuously. This combination often indicates a buildup of dust, microbial growth, or debris within the ducts, which directly impacts indoor air quality and system efficiency.

Your first step is to formally notify your landlord or property manager in writing, describing the symptoms and requesting a professional inspection. A visual inspection with a scope camera can confirm the level of contamination. For a verified musty odour, a lab test can identify if microbial growth is present, which strengthens your case for necessary remediation. The landlord has a responsibility to provide a habitable property, and compromised indoor air quality from a dirty system falls under that obligation.
