Who is responsible for cleaning ceiling tiles?« Back to Previous Page

After the rain last month, I noticed a layer of dust and mildew on the ceiling tiles in our living room. It’s not something I can reach or clean easily since it's above my head and close to the central air vents. Should this be cleaned by me as a tenant, or is it the landlord’s responsibility?

In the UAE, specifically in Dubai, it's important to understand who is responsible for maintaining indoor environmental quality and cleanliness. In your case, since you're a tenant and there's a layer of dust and mildew on ceiling tiles that are hard to reach, this falls under the landlord’s responsibility.

Under Emirate of Dubai Building Maintenance Regulations (DBMR), landlords must ensure that the premises are in good condition and maintain all common areas that could affect the health and well-being of tenants. This includes regular cleaning and maintenance tasks like addressing visible dust and mold issues. If you notice such problems, it's advised to inform your landlord or property manager so they can arrange for professional cleaning services.

However, if the situation is more severe or persistent, a professional inspection might be necessary. In such cases, calling 800-MOLDS (800-66537) or emailing hello@saniservice.com could help you get an expert opinion and recommended solutions.

Remember that regular cleaning can prevent minor issues from becoming major ones. If the mildew is just a thin layer and not causing any health concerns, simple vacuuming with a high-efficiency particulate air (HEPA) filter or using a damp cloth to wipe down the tiles could help. But always be cautious if you have any doubts about handling mold due to its potential health risks.

In any case, it's better to err on the side of caution and contact your landlord first. They are responsible for maintaining the property in good condition, especially common areas that might get affected by rain or other environmental factors.
