Who cleans the ducts in a rental property?« Back to Previous Page

After the heavy dust storm we had last week, I noticed a layer of dirt collecting on my ceiling fan blades near the air vents in the living room. The AC unit also seems a bit noisier than usual. Given that this is a rental property and I’m not sure about who is responsible for duct cleaning, whose turn is it to have the ducts cleaned?

Duct cleaning is a vital part of maintaining indoor environmental quality and can significantly impact the overall efficiency of your air conditioning system. In the UAE, especially in Dubai, it's quite common to experience dust storms that can deposit dirt and debris into your HVAC systems. This was most likely what you've observed with the layer of dirt on your ceiling fan blades near the vents.

In a rental property like yours, determining who is responsible for duct cleaning involves checking your lease agreement. Many landlords in Dubai require tenants to maintain the cleanliness of their living spaces, which can include regular maintenance of HVAC systems. However, if your contract states that the landlord is responsible for routine maintenance and repairs, then it would be on them.

From an industry standpoint, it's always a good idea to have professional duct cleaning done every 3-5 years or sooner if you notice any significant issues such as reduced airflow, unusual noise from the AC unit, or visible dirt buildup. In Dubai, there are strict regulations regarding indoor air quality and HVAC maintenance. The UAE Ministry of Energy & Industry has guidelines that recommend regular inspections to ensure systems are functioning properly.

If your lease isn't clear about this responsibility, it would be wise to reach out to your landlord for clarification. If you've already contacted them but no action is taken, or if the issue seems pressing and potentially affecting health, consider having a professional inspection done. Companies like Saniservice can provide thorough inspections and recommend necessary cleanings.

Call 800-MOLDS or email hello@saniservice.com to schedule an appointment with one of their experts. They'll be able to assess your ducts' condition and advise on the best course of action, ensuring that your indoor air quality remains at its peak.

Remember, even if you're renting, taking proactive steps towards maintaining a healthy living environment is crucial. Regular cleaning can prevent issues like mold growth, dust mite infestations, and other allergens from compromising your health and comfort.

Always prioritize the cleanliness of your home for better air quality!
