Ceiling paint bubbling from possible AC leak?« Back to Previous Page

The paint on the ceiling of our master bedroom in Springs has started to bubble up in a large patch, and it feels slightly damp to the touch. We first noticed it a couple of days ago, but it seems to be getting a bit bigger. I'm worried there might be a leak from the AC unit in the void above. What's the best way to get this diagnosed and fixed properly?

Good afternoon. This is a very common issue we encounter in Dubai, particularly in communities like The Springs. The symptoms you describe – bubbling paint that feels damp and is expanding – are classic indicators of a moisture problem, most likely from a concealed leak.

Given the UAE's climate, with year-round AC operation and high humidity, condensation is a primary suspect. The AC drain line from the unit in your void space could be blocked or disconnected, causing condensate water to overflow and accumulate on the ceiling slab. Alternatively, the condensate drain pan could be corroded or cracked. The constant presence of moisture is compromising the gypsum board and adhesive holding the paint, leading to the bubbling effect.

It is critical to have this professionally diagnosed immediately. Leaving it untreated will lead to mould growth within the ceiling cavity, which poses indoor air quality and health risks, and can cause significant structural damage to the drywall. In Dubai, remediation work should comply with Dubai Municipality's public health and safety standards, especially concerning mould prevention and disposal.

I strongly recommend you call a professional environmental inspection company like Saniservice. Our process involves using thermal imaging cameras and moisture meters to pinpoint the exact source and extent of the leak without unnecessary demolition. We then provide a detailed report and a scope of work for the repair, which includes fixing the AC issue, replacing any damaged materials, and ensuring the area is properly dried and hygienized to prevent mould.
