Is my landlord responsible for mold in my closet?« Back to Previous Page

My bedroom closet on the outside wall has started to get these black speckles, and my clothes have a damp smell. It’s gotten much worse since the heavy dew and humidity started a couple of weeks ago. I’ve been renting this apartment in Jumeirah for about a year and never had this issue before. Is this something I need to fix myself, or is the landlord responsible for treating the mold?

Based on the symptoms you've described – black speckles on an exterior wall and a persistent damp smell on clothes – this is very likely a mold issue, a common problem in Dubai's climate. The recent increase in humidity and heavy dew has undoubtedly exacerbated the condition.

Under UAE rental law, specifically Law No. (26) of 2007, the landlord is generally responsible for maintaining the structural integrity of the property. This includes addressing issues like water infiltration, leaks, or faulty insulation that lead to dampness and mold growth on an exterior wall. As a tenant, your responsibility is typically to report the issue promptly and allow reasonable access for inspection and repair.

However, you should not attempt to treat this yourself. Improper cleaning can disturb the spores, causing them to become airborne and spread throughout your apartment. The underlying moisture source must be identified and rectified first, or the mold will simply return.

Given the location on an exterior wall, this could be due to a minor crack, inadequate insulation, or condensation caused by the significant temperature differential between the air-conditioned interior and the humid exterior – a frequent occurrence here. We strongly recommend a professional inspection to accurately identify the type of mold and, more importantly, the root cause of the moisture.
