Is cleaning a dusty AC coil my or landlord's responsibility?« Back to Previous Page

My apartment in Jumeirah Village Circle has been feeling way less cold than usual, even though the AC is running constantly and my DEWA bill has shot up this month. I just looked at the outdoor unit on my balcony and the coils are completely clogged with a thick layer of sand and dust. My tenancy contract is a bit unclear about maintenance responsibilities. Am I supposed to arrange and pay for this coil cleaning myself, or is this the landlord's responsibility to handle?

In Dubai's tenancy law, maintenance responsibility typically depends on the nature of the repair. General upkeep and minor maintenance, like replacing air filters, usually fall to the tenant. However, major repairs and maintenance of central building systems are often the landlord's responsibility. A severely clogged AC coil, which impacts the system's fundamental operation and energy efficiency, frequently qualifies as a major maintenance item.

Your contract's ambiguity is common. First, check for a specific clause mentioning HVAC maintenance. If unclear, the next step is to communicate with your landlord or property management company. Document the issue with clear photos of the clogged coils and your increased DEWA bill. Present this as a problem affecting the property's efficiency and your utility costs, not just personal comfort. Many landlords are responsive to issues that prevent larger, more expensive system failures down the line.

Given Dubai's high ambient dust and year-round AC reliance, coils can clog rapidly. A professional inspection is advisable to assess the full extent; forced cleaning of a heavily soiled coil can sometimes cause damage if not done correctly. A qualified technician can also provide a report detailing the necessity of the service, which is useful for discussions with your landlord. If the landlord refuses, the cost to restore the unit's function and efficiency may unfortunately fall to you to avoid further energy waste and potential breakdown.
